Most garden rooms will not require Full planning permission and can be included under Certificate of Lawful Development, subject to qualify to CLD requirements. while building regulations approval will be required in most cases. We know that being able to build your additional garden space without permission is a time and money saver for you and therefore we will do our best that you do not require any. But in case of permissions are required, our architects will take care of it to take the hassle away. 😉
Whether you need planning permission or not is generally dependent on the type of your property, the design of your garden room and its location of it.
The good news is that most areas in the UK do not require Full planning permission for a garden room but in some cases, such as living in a listed building, flat, maisonettes or site of special scientific interest then you will require planning permission for your garden room.
The other good news is that we design and position most of our garden rooms, so they fall within Permitted Development rules to avoid the need for any permissions.
Do not worry if your building requires planning permission, our team will help you with it.
Whether you are planning to have a garden room or an annexe those buildings fall under the rules of outbuildings. Generally, the total size of the outbuilding must not exceed 50% of the total area of your garden. However, depending on the size of the outbuilding and its location in your garden planning permission might be required if the design doesn't fall within the rules of Permitted Development.
